What home options might be available?

Finding Your New Home

Many builders may have multiple options to purchase a New Home.   New Home Purchase options can include building a home from the ground up, purchasing a home that is already under construction, or purchasing a Quick-Move-In.  The options available may vary by Builder so it is always important to have an experienced agent working with you who understands the Builder Market and their product offerings.


When considering a New Home Purchase you should know some of the options that a builder may have available to you.  Remember that each builder is different so it is always in a homebuyers best interest to have a Real Estate Agent experienced in New Home Construction represent you to ensure you are 


Below are some common Builder options available in todays market which is important to know when considering this avenue.

Ground Up Construction

This options allows prospective homebuyers the opportunity to have more involvement with the construction of their new home.  This can include:

  • Selecting the exact floorplan that works best for your needs
  • Selecting the best homesite that accommodates your home floorplan and desired location in the community you want to build
  • Selecting construction options that may be offered such as; extending your covered porch, adding a 2nd sink in the bathroom, convert the den into a bedroom, adding extra electrical or cable outlets, lengthen your garage and even adding a 3rd car garage.
  • Visiting a design studio where you can select your personalized touches to your home.  Maybe you want granite and not quartz in your kitchen, you want more tile in the home, you want to upgrade your plumbing finishes and door hardware style and get those awesome kitchen appliances you've always wanted are some of the possibilities Builders Design Studios may offer.

Under Construction

Many Builders like to have inventory available and builders are keen on keeping their inventory rolling.   Based on the builders business model, they may always want to have a certain number of homes under production in order to always have a variety of floorplans that prospective home buyers can purchase.   Homes under construction are typically at a stage in the construction process where everything has already been selected and no changes can be made but offers the opportunity to move in sooner than a ground up construction home.

Quick-Move-In Homes

Builders may use terms like "Quick-Move-In" or "Spec" to differentiate their inventory.  Builders who have inventory homes that are completed or will be completed within 30-60 days often have this classification.  These homes offer the opportunity for homebuyers to get moved in extremely quick.  Historically home loans take an average of 20-30 days to close so these homes are ideal when buyers have the need to move in fast.
